This is a bad idea. Whose idea was it? As the purchaser you hold ALL the risk.
All provinces have something like a "land registry". This lists all properties, the owners, the liens that must be cleared before title passes, the right-of-ways and other covenants attached. There is system in place for accessing the registry and making changes. In B.C. it is called "BC Online".
You can execute the buy-sell contract by yourself. Get a copy of the standard copy used everywhere. Use white-out to create a blank form, or buy forms from those Self-Counsel-Press people, or I believe there are websites that allow you to buy them.
But for registering your ownership in the land registry I would not try to save pennies. If you hate lawyers try a "xxxx-public" I forget their name - they do a lot of the basic law stuff depending on the provincial laws.
